General terms

By using the services of BBG PROPERTY, you agree to these Terms and Conditions. This includes any interaction with our platform, services, and communication tools including email and SMS messaging. BBG PROPERTY reserves the right to modify or update these Terms at any time. Continued use of our services following any changes constitutes acceptance of those changes.

Property analysis tool

What it is

The analysis available at Analyze a Property is an automated, indicative first-pass calculation. It applies ordinary commercial real estate arithmetic to figures you supply or that are read out of a document you upload, and it produces a range of possible values along with related figures and questions.

It is not an appraisal and is not prepared in accordance with USPAP. It is not a broker price opinion, a comparative market analysis, or a formal opinion of value. It is not tax, legal, accounting, or investment advice, and it is not a recommendation to buy, sell, hold, lease, refinance, or price any property.

How it is produced

The report is generated automatically and is not reviewed by a person before it reaches you. It rests on assumptions, including a general capitalization rate range, that are not specific to your property, your market at a given moment, or your circumstances. It does not account for lease terms, tenant credit, deferred maintenance, title, zoning, environmental condition, financing, or anything else a proper valuation would examine.

Its accuracy depends entirely on the accuracy and completeness of the information supplied. Figures read out of an uploaded document may be misread or taken out of context. You are responsible for checking the figures shown in the report against your own records before relying on any part of it.

No reliance and no relationship

You agree not to rely on the analysis as the basis for any transaction, offer, listing price, financing application, tax filing, or other decision, and to obtain your own appraisal, legal, tax, and accounting advice before acting. To the fullest extent permitted by law, BBG PROPERTY disclaims all warranties as to the analysis and accepts no liability for any loss arising from its use.

Using the tool does not create a brokerage, agency, fiduciary, or client relationship between you and BBG PROPERTY or Brody Buss, and does not make BBG PROPERTY your agent in any transaction. Any such relationship arises only under a separate written agreement.

Documents you send

Documents you upload are read for the figures they contain and used to produce and deliver your report. They are not published, listed, or sold. By uploading a document you confirm that you are entitled to share it and that doing so does not breach any confidentiality agreement you are subject to.

Communication policy — SMS & email

Opt-in confirmation

When you opt into our messaging service (via web form, SMS, or other channels), you will receive a confirmation message. By opting in, you agree to receive recurring automated and/or manual marketing and informational messages from BBG PROPERTY via SMS and/or email.

Consent & automation

Messages may be sent using an automatic telephone dialing system or automated email platform to the mobile number or email address you provided. Your consent to receive these messages is not a condition of any purchase.

Frequency

Message and email frequency may vary. Additional communications may be sent based on your interaction with BBG PROPERTY. BBG reserves the right to alter the frequency or content of messages or emails at any time and to change the phone number, email address, or sender name from which communications originate.

Message & data rates

Standard message and data rates may apply for SMS. If you have questions about your text or data plan, please contact your mobile carrier. Carriers are not liable for delayed or undelivered SMS messages.

Cancellation and support

Unsubscribe

To unsubscribe from SMS messages, reply “STOP” to any message or use any provided opt-out link. For email, click the unsubscribe link found at the bottom of any marketing email.

Once unsubscribed, you will receive a confirmation and will no longer receive that category of messages from us unless you re-enroll.

Transfer of contact information

If you change or transfer your mobile number or email address, you agree to reply “STOP” from your original number, or notify BBG at contact@bbg-property.com.

Failure to notify us may result in messages being sent to unintended recipients, which you agree to avoid.

Changes to messaging terms

BBG PROPERTY reserves the right to change or terminate its messaging program or these Messaging Terms at any time. Such changes will be effective immediately upon posting. Continued use of our messaging program constitutes acceptance of these terms.
